COPPERAS COVE — A nearly 23-acre business and professional park is nearing completion and is already generating interest.
The Copperas Cove Industrial Foundation anticipates the Cove Professional and Business Park, on Constitution Drive, will finish its development of infrastructure by mid-November, said Jimmy Clark, with the foundation.
“For the first time ever, Copperas Cove will have places available to place businesses,” Clark said about the new business park and other area developments.
The park is being built adjacent to Five Hills, a 128-acre shopping center still under development, and near the Copperas Cove Economic Development Corporation’s Narrows Technology and Business Park, a future 72-acre development.
“We feel that project is not going to compete heads up with Endeavor Real Estate’s (Five Hills) or the Economic Development Corporation’s Narrows,” Clark said. “All three developments will have property available to handle everything in the gamut.”
Curb and gutter, road base and utilities already have been laid at the site, Clark said.
Once completed, the park will consist of 16 lots ranging from 1 to 2 acres each, with two access points on Constitution Drive.
The Industrial Foundation, which is a nonprofit entity that encourages commercial development, already has two prospects for lots in the land. One is Cinergy Cinemas, which is looking to expand. Clark wouldn’t disclose the second.
As development gets closer to completion, marketing for the park will increase to attract businesses, he said. The foundation will work the Cove EDC to enhance such marketing of the property.
“(The site) is becoming more attractive, because you can see where the streets are and where the lots are,” said Monica Hull, Cove EDC director of business development. “(Potential buyers) have a better visual and you see the enhanced visibility of the site. It is our job to bring potential buyers of that property to the industrial foundation for consideration, but they will handle negotiations for purchases.”
The corporation presently is marketing along with its Narrow’s property.
“They have different target markets,” Hull said.
“The Business and Professional Park is being targeted for doctors, lawyers and accountants ... more office use than manufacturing.”
