The greater Fort Hood area broke the 200 mark for homes sold per month in March, one month earlier than last year.

“We reached 200 a little earlier,” said Jose Segarra, a Fort Hood Area Association of Realtors spokesman. “I know last year, the first time we went over 200 was in April.”

Area real estate agents sold 222 homes in March. The number was about 40 homes higher than the total for March 2013, accoring to Fort Hood Area Association of Realtors data.

The increased number could translate to even more homes sold during the summer months, which have traditionally higher sales figures.

Also, 200 more homes were sold during a 12-month period ending in March, compared to the same time frame in 2013. The total of 2,637 homes sold represented an 8.3 percent increase, the data stated.

“The market has been moving with new construction doing well,” said Grace Sanchez, a real estate agent with Coldwell Banker United Realtors. “I am doing really well. My listings are selling but you have to stand out and be unique.”

Sanchez said she has seen increased sales in new homes, but resale homes also are being sold.

For her, resale homes have been selling in about four to six months. The 12-month average is about seven to eight months, Segarra said.

Lower-priced homes also are moving really quickly on the market, he said.

“We have a lot of the lower-price buyers and investors that are soaking up those $50,000 and $70,000 homes as they go on the market and/or foreclosures,” Segarra said. “The challenge with some of those is that they need a little bit of work.”

While more homes sold, the median price of the homes during the 12-month period dropped by almost $9,000, or 6.7 percent, the data stated. Contributing factors to the figure would be the lower-priced homes being sold faster and the market leaning toward the buyers, Segarra said.

With homes staying on the market for seven to eight months, buyers have more room to negotiate their price than the seller, he said.
