Several new commercial developments have either broken ground in the city or are preparing to build.
The latest business to try and slot a home in Copperas Cove is Scott & White. The medical company is platting a location for a possible facility on the corner of U.S. Highway 190 and South Farm-to-Market 116.
Scott & White officials said the plat is the health system’s attempt to identify property for future facilities, and there is nothing definitive going into that location.
The plat application, however, stated it was Scott & White’s intention to build a clinic on the 2.45-acre site and would submit building plans to the city at a later date.
Near the same area, Cove Fitness is expanding its operations by building an 8,000-square-foot commercial strip center at 1009 W. U.S. Highway 190, said the gym’s owner Denise Doyle.
“All the space is already leased out,” Doyle said. “They are putting in a pediatric dentist and business called Elle Day Spa and Salon, and then we are going to put in a Cove Fitness 24 Hour Express.”
The city issued the project’s building permit to the Harker Heights offices of Scott Fielder Homes. The construction cost for the commercial property was estimated at $888,000, the permit stated.
Doyle hoped the property would be completed before the end of the year.
Panda Express permit
On the other side of town, at the Five Hills shopping center, a Rowlett-based contractor, Van Brunt & Company LLC, was issued a permit July 9 for the anticipated construction of Panda Express.
“We are excited to have another high quality restaurant in Five Hills,” said Daniel Campbell, a spokesperson for Endeavor Real Estate, the company that developed the shopping center. “We know there is more coming and excited the way the shopping center has been received.
The 35,000-square-foot strip center is now 90 percent leased, and the rest of those tenants will open in the next 90 to 120 days, Campbell said. With leasing moving fairly quickly, Endeavor hopes to continue developing the property sooner than later.
“We hope to continue to develop the rest of the 125 acres that we own or control,” he said.
According to the permit, construction of the Chinese fast food chain restaurant at 208 Robert Griffin III Blvd. will cost an estimated $382,000, while the parking lot construction was projected at about $135,000.
With several projects already underway, Doyle said there is definitely opportunity in Copperas Cove.
“(Expanding) is exciting and I think that the development coming up in Cove is high quality and it makes the city nicer,” she said. “To have all those items close to home is a good thing.”
