COPPERAS COVE — City Council members Tuesday subdivided the Five Hills shopping center’s lot currently under construction at the developer’s request, which should bring in some more tenants.

The nearly 9-acre lot that is not being taken up by the H-E-B Plus in the first phase of construction will be subdivided to four different sites, said Chris Stewart, with Stewart Planning LLC, the city’s planner.

“This item concerns just Lot 1 of the Five Hills shopping center and each of those (future) lots already have their utilities laid,” Stewart said, who added the proper lot setbacks and other requirements also were met. “This is just to establish the pad sites that will be there.”

Subdivision of the lot will provide a clear boundary for three out parcels, or pad sites, and one lot for the developer’s shell buildings, said Charlie Northington, a managing principal for the development company, Austin-based Endeavor Real Estate.

One of the pad sites will make way for Whataburger, while others may serve some prospective tenants, he said.

“There are others looking, but we have nothing to announce right now,” Northington said at Tuesday’s meeting.

Daniel Campbell, development associate with Endeavor Real Estate, last week told the council that subdividing the lots will help with the leasing process and allow tenants to start signing contracts to locate in the future 128-acre retail shopping center, which is to be built in phases.

The council was scheduled to approve the subdivision last week, but the city failed to meet a legal requirement of posting a public hearing.

Also Tuesday, the council approved the final plat of Skyline Flats, Phase 2, section 3, which will allow the neighborhood’s developer to start selling lots to future homeowners.
