LAMPASAS — After 10 months of construction, the first cottages of The Manor at Hancock Park, Lampasas’ new senior living community, will be ready for move-in starting Wednesday.

The project, which began in March, proceeded on schedule with only a slight delay during the construction phase, said Prestwick Development Vice President Breck Kean.

“We initiated construction almost 10 months ago,” Kean said. “We are on budget and slightly behind schedule with an industry-wide labor shortage that our project was not immune to, but it was nothing disastrous.”

Two one-story buildings, or cottages, are now finished and another 50 units will be delivered in stages — at the end of January and themiddle of February.

The developer plans to have the facility completed by spring.

“With the weather permitting and contractors willing, we hope to have the complete facility open by March 1,” Kean said.

Preleasing is underway.

Property manager Claire Amett said lessees approved by Jan. 31 for cottages at the age- and income-restricted complex will receive a bonus of one month’s free rent.

“The cottages are available now and are beautiful two-bedroom, two-bath units with all appliances including washer and dryer hookups,” Amett said. “What is most appealing to seniors 55 and older is we will have a full-time maintenance staff, a beautifully landscaped property, and it’s just the perfect place for those who are ready to downsize and enjoy comfortable living in affordable housing.”

Developers refer to the project as a high-quality community with extensive amenities, including energy-efficient floor plans at an affordable market rate.

The Manor at Hancock Park will have a total of three buildings with 58 units, a large community space that accommodates a TV gathering room, a catering kitchen for parties and social events, a fully-equipped fitness center, a business and computer center, a library and a medical health screening room.

Kean said although some of the amenities are unique to Lampasas’ first-ever senior living community, they are becoming standard throughout similar properties in the U.S.

He also said developers and financiers of the project are pleased they chose Lampasas for their newest location.

“The initial demand has been very strong, and as these communities fill up, they remain stable and well-occupied in the development,” Kean said.
